Financial Management
The financial management of your self-build project begins at the design stage. Courtbarn Project Management offer budgetary advice beginning with the building/land acquisition stage and prepare a feasibility study where ultimate property value is important.
We can prepare estimates for all types of project from small extensions, through complex conversions of barns or former industrial buildings to new homes. Once the specification is finalised and contracts and orders ready to be placed, we provide a budget cost for the project. This budget would then be reviewed and any alterations to design or specification made if required to adjust the costs in line with individual finances before those contracts and orders are finally put in place.
We can prepare cashflow plans to aid clients in managing their finances for the project and advise on cost effective alternatives to the specification when necessary. During the course of a project we will modify and adjust the cashflow to reflect changing circumstances and any alterations to timescales.
Budgetary Control
With a project under way the costs put in place, based upon the design and specification, form the template for the ongoing budgetary control. The contracts with sub-contractors and purchase orders placed with suppliers underpin the costs and protect you in the event of any unforeseen circumstances which may arise.
As Project Manager we would endeavour to flag up any issues at an early stage, always remembering that any alterations made once the project is progressing, can only have negative repercussions for the budget. We would certify all payments to the builder and subcontractors to ensure that their payments were a true reflection of the work carried out and negotiate the price of any revisions to specification or costs due to delay to minimise their impact upon the final cost of the project.
Retentions will be made against payments to be released in two parts based upon completion of the works. Monthly valuations of cost against budget can be provided to aid the Client with their own overview of the project.
